A handful of industry leaders, with very recognizable names, dominated the market for tools and software products from pre-design all the way until construction and commissioning. It was also a time when AI applications in design and engineering were not very commonplace and were hardly talked about, let alone implemented as full-scale products/services. Seasoned professionals would well remember this time, as the market then appeared to saturate with no innovations ahead.
Enter the SaaS boom in the AECTech space: over a span of just 2-3 years around the pandemic, hundreds of software products and toolkits sprang into existence, each addressing a problem that has long remained unsolved by the industry giants for years. Of these, in particular, products that specifically tackle and solve early-phase site design, massing, and schematics grew immensely in popularity, owing to their potential to solve some of the most crucial problems in building and site design. aec+tech has been following their journey for a while&mdash;our 2023 article, &ldquo;<a href="../../../blog/the-evolution-of-generative-design-tools-on-the-rise" target="_blank" rel="noopener">The Evolution of Generative Design: Tools on the Rise</a>&rdquo;&nbsp;threw some much needed light on these innovations, playing our part in mainstreaming these tools to a larger audience.&nbsp;
Fast forward to 2025, the market for AECTech tools has only expanded multifold. There are more and more AI-first software and toolkits, with some tools having gained a significant userbase, challenging erstwhile &lsquo;big names&rsquo; in their domains.&nbsp;
We at aec+tech have identified Generative Design tools that have had a continuous market presence, and significant growth and transformation over the past 5 years. Their journeys from their early conception to their current maturity have been impressive, and it is remarkable to see how far along they&rsquo;ve come.

Probably one of the most notable early-stage feasibility platforms in the North American market, <a href="../../tools/testfit" target="_blank" rel="noopener">TestFit</a> brands itself as a New Real-estate Feasibility Workflow, offering real-time insights into design, cost and constructability all in one place.&nbsp;

TestFit has transformed itself from an AECTech tool with a lot of potential, to realising all that potential to become a strategic partner for real-estate and property developers, helping overcome some of the biggest hurdles in the site design process.

<h2 dir="ltr">Autodesk Forma</h2>
Oslo-based Spacemaker was an early front-runner in cloud-based AI software that allowed property developers and planners to analyze different schematic options for their sites. Users were able to generate and optimize building configurations based on terrain, sunlight, wind, zoning, traffic, etc., which were informed by real-time environmental simulations for early-stage planning.&nbsp;
Soon enough, the software was making a name for outcome-focused analysis, including increasing unit density, improving sunlight access, boosting apartments with sea views, and so on: all those things that made it appealing to developers in the European market.&nbsp;

Enter software-giant Autodesk in late 2020: in a massive $240 million acquisition, Autodesk bought Spacemaker and commenced its integration into their flagship early-stage design product Autodesk Forma. With this product, Autodesk has brought together Spacemaker&rsquo;s AI site planning, FormIt&rsquo;s freeform conceptual modeling tools, and their own new granular cloud data model, while hooking them to the live sync with Revit, through a file-less plugin. Autodesk thus achieved their signature unitized workflow, to transition from conceptual design to detailed BIM all in the same ecosystem.
The results? <a href="../../tools/autodesk-forma" target="_blank" rel="noopener">Forma</a> adoption reportedly grew 500% post-launch, indicating rapid uptake among architects and early adopters of Autodesk&rsquo;s AEC cloud tools. In addition, Spacemaker&rsquo;s pre‑existing user base was migrated seamlessly into Forma, with significant cloud-based upgrades and rebranding.&nbsp;

Favorably enough, what followed were lowered pricing options, making the technology accessible to a broader user base expanding beyond developers to architects worldwide. Since architects are already adept in Autodesk software, with most workflows in medium- and large-scale offices centred on Revit, integrating Forma into the workflow proved to be a natural decision for many practices, contributing to the large pool of users today.
Not only, the integration also saw newer product features and interoperability capabilities that weren&rsquo;t originally seen in Spacemaker, but are now a valuable addition. Forma lets you perform, apart from environmental analyses, evaluations of your project&rsquo;s embodied carbon, an increasingly growing concern in the AEC industry. Plus, Forma also enables you to link with third-party tools via extensions: it supports plugins like TestFit (for parking layouts) and Rhino Inside, fostering a wider ecosystem.

Launched in 2018 by industry veterans Anthony Hauck (ex‑Revit lead at Autodesk) and Ian Keough (creator of Dynamo), Hypar set out as a cloud-native, open-standards platform where users could combine modular generative tools (aptly called functions) to build systems like building envelopes, structures, floorplans, and so on. The co-founders placed a lot of emphasis on the accessibility of the product: non-programmers could simply click to generate intelligent design variants, while developers could craft custom functions via C# or Python.&nbsp;

Hypar also pioneered the Text-to-BIM functionality with a prototypical chat-style interface where users fed building descriptions ("two-storey retail + 14-storey residential L-shape") and got full BIM models as outputs. Moreover, users could share, sell, or combine their functions using open formats (IFC, Revit export), akin to an app-store model, which contributed to their early success. By late 2020, Hypar had over 2,000 users especially in the North American and Northern European markets, quite the turnout for an AEC startup.

Followed by the influx of a $5.5 million funding in June 2023, Hypar expanded its features, growing the developer ecosystem, and targeting industry workflows like test-fits, healthcare, and workspace design. The company continued its focus on ease-of-use and accessibility of the tool, with many users highlighting intuition and approachability as key attributes that led them to prefer Hypar, compared to heavy CAD/BIM tools.&nbsp;
More recently, Hypar marked a shift to AI-infused layout suggestions, integrating large-language models to drive prompts into function parameters, thereby delivering an intelligent framework as a solution for further design exploration, rather than a single, stochastic, black-box answer. One should also commend the focus on designer control, where the visualization is linked to the parametric inputs rather than fixed-output generation.&nbsp;

&nbsp;With an expanding pool of interoperability and ecosystem integration features, Hypar is certainly going in the right direction. A blend of automation with design control, fostering a collaborative ecosystem via functions, has been a fruitful formula for Hypar that placed it in a favorable position in the market. Thousands of users, real pilot implementations (e.g. S/L/A/M, Adrianse), expanding to healthcare, workspace, data center planning, all pave the way for a successful roadmap ahead, for Hypar!
<h2 dir="ltr">&nbsp;</h2>
<h2 dir="ltr">Delve - Google Earth</h2>
Perhaps the most interesting transformation of all the AECTech tools that we&rsquo;ve followed over the past few years may have happened to Delve. Launched by Sidewalk Labs in 2020 as a &lsquo;generative design solution using machine learning to empower real-estate teams&rsquo;, Delve has since then been acquired by none other than Google LLC. True, the multinational tech company has nested Sidewalk Labs as one of its urban innovation units.&nbsp;

It is however noteworthy that Delve as it once existed and worked, back in 2021, can no longer be accessed today. Rather, Delve leads to a Google Earth webpage (try it out <a href="http://sidewalklabs.com/products/delve" target="_blank" rel="noopener">here</a>), wherein you could evaluate building and solar design options for early-stage urban development in minutes. It appears, all the generative design and site schematics functionalities of Delve are now a part of Google Earth, with an emphasis on solar potential estimation as one of its key features.

What&rsquo;s disappointing, though, is that none of these features are readily accessible within Google Earth right away. After an initial sign up, you&rsquo;re expected to wait to obtain a 60-day trial with which the Generative Design features can be put to use. More so, there isn&rsquo;t any information publicly available as yet about subscriptions, continued use of these tools, updates, and so on.&nbsp;
Seems like we are going to have to wait to fully delve into designing with Google Earth, after all!

The last 5 years saw a tremendous growth in the advent of tech products for AEC, with many ripple effects instigated in the market as a consequence. New tools are introduced every passing day, each answering a question more nuanced and crucial than the one before. Like we keep reiterating, the market for AECTech products has been on a continuous rise for a few years now. There are many more, equally promising Generative Design products out there, like Finch, Digital Blue Foam, Skema, Giraffe, Archistar, Morphis, to name a few. While the technologies that back them constantly evolve, the rigor and the zeal that the industry exhibits in problem-solving, and the journeys that companies undertake over the many years of their development, are certainly something to behold.&nbsp;
And as we always say, we have some very exciting times ahead for the AECTech space!

<h2 dir="ltr">Project Context: &Scaron;pansko Swimming Pool Complex</h2>
The field evaluation of InspectMIND AI took place at the &Scaron;pansko Swimming Pool Complex project in Zagreb, Croatia, which proved an ideal testing ground given its scale and significance.

&Scaron;pansko&rsquo;s new pool complex is a high-profile construction site. It is a &euro;34 million public recreational center featuring an Olympic-size swimming pool, a smaller rehab pool, spa/wellness facilities, a fitness center, and 300 spectator seats; it spans about 5,900 m&sup2; across one underground and two above-ground levels, making it the first public swimming facility on Zagreb&rsquo;s west side &ndash; a key investment in the city&rsquo;s sports infrastructure [5]. Construction began in July 2024 with an ambitious 18-month schedule, targeting opening in early 2026 [5].

Despite the fast-track timeline and a site incident in early 2025 that underscored the importance of safety oversight [6], the project has been progressing slightly ahead of schedule due to efficient management [7]. The active construction site offered varied conditions, from excavation and concrete works to mechanical installations, mirroring common challenges where efficient documentation is needed. With many stakeholders awaiting updates (city officials, engineers, the public), maintaining comprehensive daily logs and safety reports is critical.
<h2 dir="ltr">Experimentation: On-Site Test and Workflow</h2>
Kristijan Vilibić (Mastery of Digital) visited the site as an observer and tester, using InspectMIND AI&rsquo;s Job Site Observation template to document the project&rsquo;s status and any issues in real time. Armed with a smartphone and the InspectMIND app, he walked through the &Scaron;pansko complex&rsquo;s construction areas just as a site engineer would, capturing dozens of observations over the course of a site tour.

Kristijan integrated InspectMIND AI into the usual routine of a site engineer. He launched the app, started a new digital inspection session, selected the Job Site Observation template, and proceeded with the walkthrough as normal, except that all observations were now captured via voice notes and photos in real time.
The inspection began by configuring the project details within the InspectMIND interface. He entered key project metadata and specified his role as the inspector. Next, he defined two observation categories tailored to the day&rsquo;s activities: Concrete Works and Personal Protective Equipment (PPE) Compliance. The app&rsquo;s intuitive structure made it easy to organize field notes and visuals by category, setting the stage for a systematic evaluation.

The first set of observations captured a full concrete pouring cycle, from delivery to final placement. This process was documented in real time with step-by-step visual and audio records directly in the app.

Each observation included commentary and a corresponding photo uploaded into the app, which helped create a transparent, traceable inspection log.

He also performed safety monitoring in parallel, using InspectMIND to create a dedicated PPE Compliance section for focused entries.

Once all entries were finalized with photos and descriptions, he tested InspectMIND&rsquo;s &ldquo;AI Draft&rdquo; feature. This tool generated structured text summaries for each observation category within the Site Description, Scope of Evaluation, and Conclusion sections. The AI-assisted output saved considerable time while maintaining a professional tone and structure.

In the final step, he generated a complete Word report (.docx) directly from the app. The output included all logged observations, photographs, and AI-generated summaries in a clean, shareable format, ready for archiving or client delivery.

This on-site workflow took only about an hour, and by the time Kristijan left the site, a polished draft report was ready on his device. The visual documentation (photos of site conditions and work progress) is an integral part of the report and, indeed, of this case study itself, demonstrating how seamlessly the app integrates imagery into construction documentation.
<h2 dir="ltr">Findings &amp; Conclusion: Strategic Value for the AEC Industry</h2>

The foundation for any successful AI strategy should be put in place long before leveraging AI tools. &ldquo;AI without a solid data infrastructure is like building on sand,&rdquo; Aaron warned the audience. With cloud data in the AEC industry experiencing exponential growth over recent years, firms are sitting on unprecedented volumes of information; unfortunately, much of it remains unstructured, redundant, or potentially compromised.
According to recent industry research, 59% of AEC firms have experienced cyberattacks in the past 2 years alone, and construction firms face an average of 226 security incidents annually. And a full 44% of these breaches involved ransomware, highlighting critical vulnerabilities that could be catastrophic when combined with AI's data-hungry nature.

<h2>The 3Ps Framework: Practical, Purposeful, Private</h2>
The centerpiece of the presentation was the "3Ps framework"&mdash;a methodology Vorwerk explained to help firms assess AI initiatives across three critical dimensions: Practical, Purposeful, and Private. This framework was developed to serve as the guiding principles for Egnyte&rsquo;s AI product development, and the presenters felt that the same approach could be applied by AEC firms looking to evaluate AI tools prior to implementation within their practices.
"Is this tool actually practical for our workflows?" Aaron asked the audience. "Does it serve a clear purpose with our existing data? And can we implement it without compromising our clients' privacy or our intellectual property?" These three questions form the backbone of responsible AI evaluation.

The speakers demonstrated how the 3Ps framework applies across common AEC use cases. In planning and programming, Vorwerk noted that AI tools generating layout designs are only as good as the historical project data feeding them. "We've seen firms excited about generative design tools that produce beautiful layouts," he explained, "but if your underlying project data is incomplete or poorly structured, you're unlikely to achieve a desired or accurate result."
For design ideation, Niknaz highlighted how the challenges become even more nuanced. While AI can produce compelling visualizations and conceptual designs, firms must be cautious of tools that might inadvertently expose proprietary design methodologies or client-specific requirements. "Some AI platforms require uploading your design files to external servers," she cautioned. "That might seem practical in the moment, but it fails the privacy test completely."
The documentation phase presents its own considerations. Poorly structured BIM data can lead to significant errors when processed through AI systems, creating cascading problems throughout construction documentation.

Referring to a presentation by Amy Beckenham, the speakers shared the importance of data literacy as a foundational skill for AI success. Amy had defined data literacy in AEC as "the ability to read, understand, create, and communicate data as meaningful information." And firms excelling at data literacy don't just make better AI decisions&mdash;they preserve institutional knowledge, streamline critical project decisions, and gain substantial competitive advantages.
<blockquote class="graf graf--blockquote">Data literacy isn&rsquo;t just about understanding spreadsheets. It&rsquo;s about recognizing how your project data connects to design decisions, how historical performance can inform future strategies, and how to structure information so that both humans and AI can make sense of it.</blockquote>
The discussion also addressed the evolving regulatory landscape. With new privacy regulations and professional liability considerations emerging around AI use, firms need to establish clear policies before deployment. Vorwerk shared examples of firms that have successfully developed AI governance frameworks aligned with their existing risk management and quality assurance processes.

Niknaz reinforced this message by noting that the industry's complex project requirements and regulatory environment demand a more thoughtful approach than other sectors. "We're not just building software&mdash;we're building environments where people live, work, and gather," she told the audience. "That responsibility extends to how we implement AI in our design and construction processes."

In working with our industry design partners, we identified the key attributes of a modern design platform and they form the foundation of our new application: Keep it simple Start in a 2D infinite canvas and collect design concepts, ideas, samples, and inspirations on one Board. Many of us have experience using feature-rich 3d desktop design tools, or other simple web-based modelling applications, but often great design starts with the simplest of sketches. Architects and engineers need easy-to-use tools to start designing in and capturing ideas. The tool will progressively disclose more functionality when needed. Works the way you work Design of buildings is inherently a 3D design problem so why not sketch directly in 3D? Motif lets you sketch, markup and collaborate in 2D and 3D, so ideas stay clear and intact. There are many digital markup tools in the market, but not many that let you sketch seamlessly directly in 3D, with a pen or pencil or even your finger. There are many applications that let you draw on top of a picture of your design, but not ‘get in there’ and start to work out real design problems directly in the 3D scene. This is how architects think, so it needs to be part of Motif from the start. Design is a team sport Bring design ideas into a shared infinite canvas and give your team and clients instant access from any browser—no special tools or training needed. Explore options and design ideas together, mark them up and share with others. Sharing needs to be seamless and easy. Remember that magical first experience you had with Zoom or Slack or some other modern tool where someone just sent you a link to someone and things ‘just worked’? That is what we are aiming for at Motif. Always up-to-date information Live-stream from Revit and Rhino and see designs update in real time. No exports, no hassle. Comments in Motif sync back automatically to keep everyone up-to date-and on the same page. Architects and engineers spend a great deal of their waking hours in their favorite design applications. We took the stance that Motif needs to connect deeply into these applications and allow users to share and collaborate without learning a brand-new entire application. This information can be streamed or published into a Motif project and changes are tracked transparently to the user. Architects are storytellers Collect the best ideas into a presentation using Motif’s live Views and Frames. No need to export or make PDFs, present directly from the web application. Design is a messy process. Teams iterate and review many design options before the leading ones emerge. Once they do emerge, now the task is to put your best foot forward and create a clean presentation. Motif let’s you keep the design information up-to-date using Views and then create presentations using Frames. If you are familiar with PowerPoint Slides, you can use Motif Frames. How are we designing and building Motif? We mentioned we are building a platform and what we released today is the first step. Amar calls this “Step One of N”. There will be many updates and releases to come, but first a little more detail on how we got here. Before we even had a line of code, we met with leading architectural, engineering and construction companies. We call them ‘Design Partners’ because it is a literal partnership in building the platform for the next generation of design professionals. They told us clearly, we needed to create a platform to help address three main challenges: The Industry is Changing – the AEC industry and the environment we work in is remarkably different than 20 years ago. Our Staff is Changing – young professionals have much different expectations about design and technology now. Our Projects are Changing – the size and complexity of projects is increasing and the way projects are executed is still evolving. So how can we build a real generational platform, one that addresses these challenges? How do we do it in a way that does not only solve one part of the problem? 3D Modeling is important, but so is the larger design team, presentation, and documentation. Don’t forget about open data and performance of large models! As we formed the company, we came back to these 4 tenets that any modern platform should support: Built for Teams Modern UX, True Cloud-based Design Augmented via Machine Learning Default to Open – Open Data, Open APIs In future posts we will dig into more detail on all the points above, more to come. One thing became apparent – the industry does not need another conceptual modelling tool on the web! Don’t get me wrong, 3d modeling is very important, and many of us at Motif have experience building 3d modeling tools on the web and desktop, but that was not where we needed to start. Instead, we decided to pursue the concept of ‘infinite canvas’ more deeply and deliver an experience informed by this concept, yet suited for solving building design problems. The AEC world has adopted new ‘infinite canvas’ whiteboarding and collaboration tools over the last few years. These tools are easy to use, offer real-time multi-user collaboration and have a shared history of any design changes. Firms are using them today to brainstorm internally, present to their leadership, and even present to their clients and the public. The main problem is these new infinite canvas tools do not really integrate or interact with the primary desktop design applications. The state of the art is ‘take a screenshot of the 3d view and we sketch over that together.’ This is really no different than making a 2d photocopy and breaking out the Sharpie markers. So what if we could combine the best of both worlds – take the easy-to-use 2d sketching and markup experience and integrate it into a 3d scene? The challenge was how to integrate the current desktop 3d modelling tools with the new web-based platform we were building. We decided, for now, it was best to stream and publish models from your favorite desktop modeling applications directly into a 3D infinite canvas. Motif supports real-time streaming and publishing from the most popular design applications, and can use this data to help the larger design team see the current status of the design and truly start to participate in the design process once again. So in Motif we have not just a new platform, but a new web application that is easy enough for senior designers to use yet powerful enough for technical design staff. It can bring the team together to collaborate, markup and review in 2D and 3D, and also be used to create presentations to be shared with clients and others. What we have in Motif today is a first step, and one of many, as we develop a new platform for the AEC Industry.
