PinMy - Site Plans & PDF Markup

1

PinMy is mobile-first visual collaboration for construction and AECO teams. Open a PDF plan, site photo, walkthrough video or 3D IFC model, tap the exact spot where the issue is, and leave a voice note, photo, video or text right there. Voice notes are transcribed automatically and become searchable. Everything captured on site exports as a PDF report in one tap, filtered by status, assignee or day. BCF 2.1 import and export connects the field to your BIM stack. No training, no desktop CAD, no BIM licence — if someone can send a voice message, they can use PinMy.

PinMy - Site Plans & PDF Markup Overview

PinMy is a mobile-first visual collaboration app for construction and AECO field teams. It turns the phone already in a site worker's pocket into the fastest way to document what is actually happening on site — and into a defensible record of it afterwards.

The problem it solves is not a lack of software. It is that field data is still born in the wrong place. Observations start as paper sketches, camera-roll photos and voice messages scattered across a dozen WhatsApp groups, then get re-typed into reports, emails and spreadsheets hours later, usually by someone who was not there. What survives is unstructured, unsearchable and difficult to defend when a dispute begins. Meanwhile the office cannot see the site until days after the fact.

PinMy closes that gap at the moment of capture. Open a PDF plan, a site photo, a walkthrough video or a 3D IFC model, tap the exact spot where the issue is, and leave a voice note, photo, video, text or PDF right there. The same one-tap gesture works on every file type. Voice notes are transcribed automatically and become searchable, which matters when the person who needs the information was never on site.

Because uploaded IFC models are converted to a lightweight format optimised for mobile, 3D coordination stops being a desktop-only activity. A site engineer can walk the model where they are standing, on a phone or tablet, without a workstation or a BIM licence.

Issues move in and out of the wider stack through BCF 2.1 import and export. A defect pinned on site opens as a BCF issue in the desktop BIM tool or CDE, and the office response comes back the same way. PinMy is designed as an extension of an existing toolchain, not a replacement for it — we do not compete with Procore, Autodesk or Revit.

Everything captured exports as a PDF report in one tap: the full record, or filtered by open and closed status, by assignee, or by day. The evening spent assembling a report from photos and memory disappears.

Additional capabilities include OCR on site photos for pulling text from labels, panels and serial numbers; annotation on video at the exact frame and point; freehand sketching on plans and photos; threads, statuses, assignees and mentions attached to the pin rather than buried in a chat scroll; and a geolocated map of every project.

Adoption is the design constraint. Field teams have low tolerance for training and high tolerance for WhatsApp. PinMy is built so that anyone who can send a voice message is productive within minutes, with gloves on, in noise and in bad light. That is the reason it gets used after week one.

PinMy runs on iOS, iPadOS, Android, the web and as a Chrome extension, in 8+ languages, and is rated 4.8 stars on Google Play. It is free forever for individuals with no credit card required; Premium is €8.99 per month plus VAT, with two months free on annual billing; a Teams tier with custom storage, integrations, white-label, SSO and audit logs is available on request. Data is EU-hosted, GDPR-aligned and encrypted in transit and at rest. Customer content is never used for AI training and never sold.

PinMy OÜ is registered in Tallinn, Estonia and operates from Málaga, Spain.

About the Company

PinMy builds the mobile capture layer for construction field work.

The company started from a specific observation: the construction industry has invested heavily in tools for the office and almost nothing usable for the people standing on site. Design authoring, coordination, scheduling and cost control are all well served by mature desktop platforms. But the moment a person walks onto a floor slab and sees something that is wrong, the technology available to them is a camera, a chat app and, often, a printed plan with a pen. Everything that happens next is re-entry: photographs typed up into reports, voice messages transcribed into emails, sketches redrawn into models. The record that survives is unstructured, hard to search and difficult to defend when a dispute begins.

PinMy exists to close that gap at the point of capture rather than after it. The company's product lets a site worker open a plan, a photograph, a walkthrough video or a 3D IFC model on the phone already in their pocket, tap the exact location of an issue, and leave a voice note, photo, video or text anchored to that point. The result is a dated, located, attributed record created in the moment, by the person who saw the thing, without a second entry step.

Two convictions shape how the company builds.

The first is that adoption is the hard problem, not capability. Field teams have very low tolerance for training and very high tolerance for WhatsApp, and any tool that ignores this is bought by head office and abandoned on site within a month. PinMy is therefore designed around a single gesture — tap a point, speak — that works with gloves on, in noise and in poor light, and that a new user can perform correctly within minutes of installing the app. Every feature decision is measured against whether it survives contact with a real site.

The second is that the industry does not need another walled garden. PinMy is built on open standards rather than proprietary lock-in: IFC for models, BCF 2.1 for issue exchange, PDF for reporting. The company's position is explicitly complementary to the established platforms. For a small contractor with no structured tooling at all, PinMy is a first digital step that costs less than a day of rework. For a firm already running a BIM stack or a CDE, it is the mobile extension that stack has always lacked. PinMy does not attempt to replace Procore, Autodesk or Revit, and says so plainly.

The timing is both regulatory and technical. BIM is already mandatory for Spanish public tenders above €2M, with a roadmap extending toward the private sector through 2028–2030, which pushes thousands of small firms to find a first digital step they can actually afford. In parallel, the value of construction AI is limited by the fact that most site data is never captured in structured form at all. The authoring layer, not the analytics layer, is where that constraint is resolved.

PinMy OÜ is registered in Tallinn, Estonia and operates from Málaga, Spain, serving customers across Spain, Italy, Poland, Latin America and North America. The product is live on iOS, iPadOS, Android, the web and as a Chrome extension, in 8+ languages, on a freemium model designed so that an individual inspector can adopt it without a purchase order.

The company is built by the founders of MaboaSoft, an independent mobile product studio. Product and engineering sit under one roof, which keeps iteration fast and the cost base honest — an unusual structure for an early-stage vendor, and the main reason a team of this size ships at this rate.

Beyond field capture, PinMy is extending into local digital twin and smart infrastructure work, where the same pin-to-a-point model applies to assets rather than defects. Data is EU-hosted, GDPR-aligned and encrypted in transit and at rest; customer content is never used for AI training and never sold.

Yes. Uploaded IFC files are automatically converted to a lightweight format optimised for mobile, so a full 3D model opens and performs on a phone or tablet without a workstation or a BIM licence.

Yes. PinMy supports BCF 2.1 import and export, so issues captured on site open in a desktop BIM tool or CDE and office responses come back into PinMy. Note that pins are anchored to a point in 3D space rather than to BIM element GUIDs.

No, and it isn't designed to. PinMy is the mobile capture layer that feeds those systems through BCF and PDF. For teams with no structured tooling it is a first digital step; for teams that already run a CDE it is a mobile extension of it.

Minutes. The core interaction is tapping a point and recording a voice note. There is no CAD, no desktop software and no BIM licence involved, and it is built to work with gloves on, in noise and in poor light.

Everything captured on a project exports as a PDF report in one tap. The report can cover the full record or be filtered by open and closed status, by assignee, or by day.
