The client loves the scheme, then asks what the facade looks like in brick instead of stone, and the meeting stalls because the only honest answer is "let me render that and get back to you." Every architect knows that stall.&nbsp;
At AEC+Tech, we've watched the AEC tools we cover get very good at making the picture look real. What's changing now is where that picture sits in the process, moving from documentation into the decision itself.&nbsp;
For most of the last decade, progress in architectural visualization has been measured in image quality. Physically accurate lighting, richer material systems, and real-time ray tracing have closed much of the gap between a render and a photograph. What used to count as exceptional is now the baseline clients expect.
Rendering has improved fast. One part of the workflow has barely moved.
Design reviews still lean on static images, pre-rendered animations, and fixed camera paths. Those outputs record decisions well enough, but they sit outside the conversation. The quality of any review depends on everything that happens before it.
As visualization gets pulled deeper into design work, architects increasingly want to test ideas while those ideas are still moving, instead of waiting for documentation to finish. HeightField Tracing gives displacement materials richer surface relief without adding geometric weight, so brick, stone, and timber keep convincing physical depth even in large scenes.

Landscape work gains more nuance through Seasonal Vegetation, which lets foliage and branch structure change by date and previews a full year of a planting scheme in one scene. A run of smaller refinements rounds it out, including Custom Pivot, MeasureLine, improved City Generator controls, smarter Auto Exposure, and wider Gaussian Splatting support. Each one trims repetitive adjustments and keeps production moving.
It adds up to one point. An interactive presentation is only as good as the rendering underneath it, and that rendering has to hold both fidelity and speed at once.
<h2 dir="ltr">From Better Images to Better Decisions&nbsp;</h2>
Architectural visualization has spent years chasing realism. That work continues, though realism on its own no longer defines the field.
As projects get more collaborative, the ability to move between options, respond to feedback, and explain a design in context is becoming just as important. Presentations are becoming part of the design process itself.

D5 3.1 Wants to End the "We'll Render It Tomorrow" Moment

<div>But a recent aec+tech conversation on AI-driven plan review made a more useful point: the tools save time, but the real reason to adopt them is risk.</div>

<a href="https://www.youtube.com/watch?v=r0nEGFxC7as">This conversation</a> brought together Colton Johnson, Principal Engineer at Flint Engineering Company; Aakash Prasad, Co-founder and CEO of InspectMind AI; and Simon G. Solorio, President of Solorio Inc. Much of the discussion centered on InspectMind AI's plan-checking tool, though the takeaways apply to any firm weighing this kind of software.&nbsp;
In this article you&rsquo;ll see where AI plan review helps, where it falls short, and why a firm with weak internal processes will not get much out of it no matter how good the software gets.
<h2 dir="ltr">Reading a Pictorial Language</h2>
Plan review is not just about reading text. Construction documents carry meaning through symbols, callouts, line weights, and schedules that change from one project type to the next. An industrial set does not look like a large residential set. Every new hire has to learn how to read that visual system before they can review anything in it.

Solorio described the second half of the problem: volume.&nbsp;
Even with tools like Revit and virtual walk-throughs on Meta Quest headsets, engineers still check ever-changing building codes by hand and coordinate across disciplines. Holding hundreds of pages of drawings against dense architectural, structural, mechanical, and civil specifications is a cognitive load that does not scale. There is only so much one person can keep straight at once, and plan sets keep getting bigger.
That is the gap AI steps into. Not the design work or the engineering judgment, but the slow, repetitive cross-checking that wears people down and still lets errors slip through.
A Third-Party Reviewer That Works Through Lunch

AI is a third-party reviewer. It&rsquo;s not a replacement for the engineer or the plan checker, but an extra set of eyes that never gets tired and never skips a page.
Prasad said InspectMind AI can typically review a 100- to 200-page project in one to two hours. In that window it catches discrepancies between drawings and specs, flags cross-discipline coordination issues, and checks against selected/applicable codes and references. It surfaces a prioritized set of findings while the team continues other work.&nbsp;
InspectMind AI has flagged a water main running straight into a 12-inch concrete pipe. It has caught a storm sewer drawn with no slope, which means it would never drain. These are the errors that hide on page 140 of a set and get expensive once they reach the field.&nbsp;

The discussion was honest about the limits, too. AI still struggles to read the purely graphical parts of a drawing when there are no words or numbers to anchor it. That should improve over the next few years, but for now InspectMind AI is strongest where drawings, specs, and code references can be grounded and cited. Purely graphical meaning, where the intent lives only in the picture, is still an area where human review matters.
<h2 dir="ltr">From Months of Back-and-Forth to Days&nbsp;</h2>

A minor discrepancy on a drawing is not just a quality problem. It is a liability problem. Prasad pointed to ADA compliance as an example. A ramp drawn with a 2.2 percent slope instead of the required 2 percent maximum is a small number on a sheet and a frequent target for litigation. Catching it before construction starts is worth far more than the hour it saved.
The same logic runs downstream. Errors that survive review become Requests for Information (RFIs) and change orders once contractors are on site. Each one costs time and money and strains the client relationship. The financial case lives in catching those errors early.&nbsp;
A church project in California shows how that plays out. The design firm ran its full drawing set (architecture, civil, structural, and specs) through InspectMind AI before submitting to the city. The AI flagged around 300 issues. The team fixed them first. When the city's review came back, the comments were mostly minor, and the firm closed them out in days rather than the weeks or months a project like this can take.
That is the payoff that matters. Not the hours saved running the review, but the weeks of back-and-forth with the jurisdiction that never happened, and the rework that never reached the field.
Garbage In, Garbage Out Still Applies

The strongest warning has always been against leaning on the tools too hard. The old 'garbage in, garbage out' rule still stands.
The software is powerful, but it sits on top of a firm's inputs, its standards, and the judgment of the people running it.
Solorio made the case for foundational knowledge. Junior engineers still need to learn the basics through hand calculations and free-body diagrams so they understand how loads travel and what a structural member is actually doing. Without that, an engineer cannot tell when the AI is wrong.

Johnson framed the same idea as a sequence. He sees a working AI workflow as a three-tier system.&nbsp;
A firm establishes good internal processes first. Then it introduces standard automations. Only then does it put AI at what he called the tip of the spear. Skip the first two steps and there is nothing solid for the AI to stand on. When a firm's drawing standards and inputs are inconsistent, there is no realistic way to scale an AI workflow on top of them.
<h2 dir="ltr">Own the Output</h2>
Accountability is the other side of this. When an engineer signs off on a design, they own it, whatever tools helped produce it.

That has a practical edge. Johnson raised data security, pointing out that client information needs to stay protected under NDAs when a firm runs it through a third-party AI platform. Owning the output means owning the data path, too. Before uploading project documents, firms should evaluate the data path and the platform's NDA and security requirements. That is a question to settle before the first project goes up, not after.&nbsp;
<h2 dir="ltr">Built by the People Who Use It</h2>
The panel closed on what actually makes these tools better, and the answer was feedback from the field rather than anything happening in a lab. Solorio and Johnson both pointed to the value of a simple thumbs up or thumbs down on each flagged issue. That input teaches the model the difference between a real problem and an irrelevant false positive, which is the difference between a tool engineers trust and one they learn to ignore.
Because AEC technology moves quickly, the tools that respond to this feedback can change almost daily. Johnson offered an example from a job site. He floated the idea of having the plan checker automatically generate a targeted field observation checklist based on the specific materials and structural elements it found in the drawings. Within hours, the development team had piloted a connection between the plan checker and a site inspection app.
That speed of iteration is the point underneath the whole conversation.
The AI plan review tools that earn a place in AEC workflows will be the ones built and shaped by the people doing the work, not the ones that promise to do the thinking for them. The engineers on this panel were not looking for software to replace their judgment. They were looking for a reviewer that helps them protect it. That is a smaller promise than replacing an engineer, and a far more useful one.

Purple Hammer is a single-user desktop product (macOS and Windows) for the construction industry's daily PDF + spreadsheet operations: viewing, marking up, measuring, comparing and organising drawing sets, and pricing what gets measured. It is built for anyone who spends their working day in construction PDFs, including site engineers and project managers, and it goes deepest for estimators, quantity surveyors, contractors and specialist subcontractors, adding live estimating spreadsheets so that measurement and pricing happen in one native application instead of the usual split between a PDF tool and Excel.

Measurements (lengths, areas, perimeters, counts) flow directly into built-in worksheets, where formulas, rates and cost databases turn quantities into a priced estimate. Because takeoff and estimate stay connected, a change in one updates the other. When a revised drawing is issued, Purple Hammer aligns it with the previous version, shows the changed scope, keeps existing measurements intact, and lets the user re-measure and re-price only what changed, rather than starting the takeoff again.

The application is engineered for speed on real-world drawing sets: a several-hundred-sheet PDF set opens in roughly a second, automatic alignment and comparison of two revisions typically completes in one to two seconds, and pan and zoom run at 120 frames per second. Its feature set includes markup and annotation, calibrated measurement, automatic drawing alignment, overlays and blink comparison, area and perimeter takeoff, repeated-symbol counting, drawing version history, live estimating worksheets with formulas, and export of marked-up drawings and spreadsheet data.

Artefact is a UK property and technology advisory firm. Like many of the businesses it works with, Artefact faced the recurring challenge of finding a new office. Chris de Gruben, Head of AI in Property at Artefact, led the search across London and ran into the usual bottleneck: every viewing produced a different set of floor plans, and turning those into something the leadership team could align on meant weeks of marking up PDFs, sending them to an interior designer, waiting for a revision, and starting again. By the time everyone agreed on a direction, the space, or the landlord's patience, had often moved on.

One viewing worked differently. The agent met Artefact's leadership team on site with the building's floor plates preloaded into laiout on an iPad. Before laiout, every test-fit meant a designer spending around ten hours in CAD, building a single layout from scratch for a single brief. Responding to more than one client in a day was not realistic, and every change in headcount or spatial mix meant starting the drawing again.

Ditt used laiout to build 'Smart Moves', a client-facing advisory service that puts space planning back into the room with the client. The engagement focused on bringing a large UK healthcare federated BIM model into a costed, programme-linked and auditable state — the bottleneck most digital engineering teams hit between authoring a Revit or IFC model and feeding it into cost planning, procurement and risk reporting.
The Challenge
The project's federated model carried 23,466 elements across a 4,500-file project folder: native Revit content from multiple disciplines, NHS Activity DataBase (ADB) codes on every fitting, an external procurement schedule with confirmed sub-contract values, a contract programme exported in a revision-tracking format, and 42 specification PDFs scattered across handover folders. The work normally done by a quantity surveyor — manually mapping element schedules to NRM2 categories, reconciling against the Bill of Quantities, and refreshing the result for every variation — was the bottleneck in cost planning and programme risk analysis. 5D BIM investment over the last decade has moved this bottleneck without shrinking it.
The Approach
Leveret Systems built an agentic processing layer that quantifies a federated BIM model end-to-end while preserving auditability. The architecture is hybrid by design: deterministic rules narrow the work before any AI reasoning is applied, schemas reject malformed answers at the boundary, citations are enforced as code, and a project-by-project knowledge layer accumulates so subsequent runs converge faster. Items the agent cannot confidently resolve route to a tightly-scoped human review queue rather than being silently committed — in a domain where a QS has to defend every line, that abstention behaviour is the safety feature.

The validation pipeline processed all 23,466 model elements from the 4,500-file project folder in under four minutes. Deterministic rules classified nearly half of the elements before any LLM reasoning fired. The agentic layer committed on a further large slice with median confidence above 0.9. The remainder routed to a tightly-scoped review queue with citation context. Every committed classification carries an auditable trace back to its source — the property field on the model, the specification page, the procurement schedule row, or the prior decision on a similar element earlier in the project. Using advanced LiDAR scanning and reality capture technology, QRC captured detailed interior and exterior conditions throughout the campus while minimizing disruption to active educational operations. The collected data was processed into survey-grade point clouds and translated into an LOD 200 Revit model that provided architects, engineers, and campus stakeholders with reliable BIM documentation for design coordination and project planning workflows.

In addition to the BIM model, QRC delivered coordinated site plans, floor plans, reflected ceiling plans (RCPs), exterior elevations, and roof plans to support campus-wide facility management and future renovation efforts. The project was completed within an accelerated 30–45 day timeframe, demonstrating QRC’s ability to efficiently manage large-scale multi-building reality capture projects while maintaining high levels of accuracy and quality assurance.

This AB Tech Community College Scan-to-BIM and LiDAR documentation project highlights QRC’s expertise in educational facility reality capture, existing conditions documentation, BIM modeling, and digital twin workflows for higher education campuses. Asheville-Buncombe Technical Community College

Quantum Reality Capture (QRC) partnered with the City of Charleston and Cullum Mechanical to provide advanced LiDAR scanning and Scan-to-BIM services for the historic commercial and mixed-use building located at 200 E Bay Street in Charleston, South Carolina. This multi-story property required highly accurate existing conditions documentation to support future renovation planning, coordination, and facility management initiatives while preserving the integrity of the historic structure.

Using state-of-the-art mobile LiDAR scanning technology, QRC captured detailed interior and exterior conditions throughout the approximately 50,000–65,000 square foot facility. The collected data was processed into survey-grade point clouds and translated into an LOD 200 Revit model, providing stakeholders with reliable and scalable digital assets for design and construction workflows. The Office of Innovation collaborates with Venture Café Phoenix to organize biannual Innovate PHX Challenge hackathons where participants from diverse backgrounds work in teams to address top City priorities. The teams then pitch their innovative solutions to a panel of judges for a chance to win a cash prize and potentially partner with the City to prototype ideas.​​​

Phoenix has achieved Platinum-level What Works Cities certification, the national standard of excellence in data-driven city governance. Launched in 2017 by Bloomberg Philanthropies and led by Results for America, What Works Cities Certification recognizes and celebrates local governments for their exceptional use of data to inform policy decisions, allocate funding, improve services, evaluate the effectiveness of programs, and engage residents. To date, 62 cities in North, Central and South America have achieved certification.

The City of Phoenix is enhancing how residents engage with planning and development through its Office of Innovation. Partnering with inCitu, the City is using mobile augmented reality (AR) to let residents preview future projects by simply scanning a QR code (on-site or from home) without needing to download an app. Phoenix has applied a variety of methods for sharing inCituAR project QR codes with the residents of Phoenix.

Residents can view an ArcGIS StoryMap on the Office of Innovation website; scan the QR code on colorful postcards distributed through community partners, the offices of Phoenix Mayor Kate Gallego and City Council offices and businesses; and by scanning a display at the future location of the development project. The QR codes are also shared via City newsletters and social media platforms

Girasol Apartments: Affordable Housing in focus

The Girasol Apartments, now under construction, will bring more than 115 affordable and market rate units to Phoenix in its first phase, addressing a critical need for quality, secure housing. With inCituAR, residents can see the buildings in 3D before the structure is complete, helping the community connect with the project early on and track progress during construction.‍

3rd Street Rio Salado Bike & Pedestrian Bridge‍

The Rio Salado Bridge and Pathway, planned for 3rd Street, will connect neighborhoods across the Salt River, creating safer routes for cyclists and pedestrians while improving access to parks and downtown. The project design was chosen from three proposals through a public engagement process, ultimately combining a public art focus from one proposal with the bridge design from another to reflect community input. By sharing the design in AR, the city is ‘closing the loop’, allowing residents and stakeholders to see the results of their engagement, and how this new link will reshape mobility, recreation, and public gathering space in the city.‍

Phoenix is utilizing inCitu to enhance community engagement for its General Obligation (GO) Bond-funded projects, including Phoenix Fire Station #15, in West Phoenix. A 1:1 3D model of the station was created and uploaded to inCitu in advance of a ceremonial brick-laying ceremony, to build excitement and engage residents in a new “digital” way. This event was attended by community members, Phoenix Mayor Kate Gallego and members of the Phoenix City Council, Fire Chief Mike Duran III, and other dignitaries. During this event, staff provided a hands-on session with the local community block watch group and students from the nearby elementary school. With 182 views, this event allowed staff to present a 3D model of one of the City’s most important developments, a much-needed fire station, in real time, at the development site.

"Smart" Chilled Drinking Water Initiative

The Office of Innovation's Chilled Drinking Water Location Storymap is a resource for locating chilled public drinking fountains in Phoenix.

Phoenix is also leveraging inCitu to advance its “Smart” Drinking Water in Public Spaces Initiative, by creating a 3D model of custom-designed “smart” drinking water and bottle-filling stations. In the past, staff would work with the vendor to haul an actual, steel drinking fountain to community events so that residents could see what made them unique. During a citywide outreach campaign in Summer 2025, the Office of Innovation utilized inCitu to showcase the project and let residents explore the 3D model and see how it will look when placed in their neighborhood, without the heavy lift of bringing the actual fountain. It proved to be more fun for residents, especially youth, and the city plans to continue using the feature to highlight “coming soon” locations.

According to staff, incorporating augmented reality into the City’s community engagement efforts has fostered a whole new way to welcome residents into the process. In Tampa, the Tampa Bay Regional Planning Council showed a proposed living shoreline at the actual seawall where it would be developed. In Kauai, the County used inCitu across multiple stakeholder events to support adoption of the island's first wildland urban interface zoning ordinance, which was subsequently passed.

The City of Riviera Beach, Florida faced a challenge common to growing municipalities: planning staff were spending the majority of their day answering routine zoning inquiries instead of focusing on high-value work like large-scale site plan reviews and strategic urban planning.

Senior Planner Juan Suarez was fielding 10+ walk-in and phone inquiries every week — each requiring manual cross-referencing of GIS maps, PDF zoning codes, and Future Land Use maps. Questions like "What is my property zoned for?" or "Can I open a gym at this address?" sound simple but consumed up to 75% of staff time daily.

Conflation Labs deployed a customized AI Site Plan and Zoning Agent that connected the city's authoritative data sources — including ArcGIS parcel layers, Chapter 31 Zoning Codes, and the Comprehensive Plan — into a single conversational interface.

The AI agent enables planning staff to ask complex zoning questions in plain English and receive instant, map-based answers. It also performs automated site plan review, flagging code violations such as parking dimension errors and landscape buffer issues by reading submitted plans directly against municipal regulations.
