InQI

InQI is an AI-native knowledge and information management platform built for the architecture, engineering, and construction industry. The company's core thesis is simple: nothing is built without a plan, and no plan exists without data — and it all starts at the address. InQI treats the property address as the origin point of every project, then captures, structures, and retains the site, parcel, zoning, code, cost, and document data that everything downstream depends on.

The problem InQI solves is not drafting or modeling. It is the fragmentation that sits underneath both. Architects, engineers, builders, and contractors routinely rebuild the same project intelligence from scratch — pulling parcel records, aerial imagery, setback and zoning rules, historical pricing, permit forms, and past project files from a dozen disconnected sources. That information is gathered once, used once, and lost. The firm's institutional knowledge stays locked in individual experts and inactive folders instead of compounding as an asset.

InQI addresses this across all three AEC disciplines. For architecture and design, the platform turns address-origin site data into structured project context and supports early concept design. For engineering, it connects plans to the underlying structured data those plans depend on. For construction, it combines estimating support with document management and the long-term data retention that construction firms are required to maintain for roughly a decade after project close — making InQI a system of record rather than a point tool. Project and account-level knowledge structures let a firm's templates, historical pricing, local standards, preferred materials, and reusable details become durable, searchable, AI-readable context across every future project.

That structured data layer is also the foundation for the next phase of the market. AI agents are entering the AEC industry, but an agent is only as capable as the data it can act on, and AEC data has historically been unstructured, jurisdiction-specific, and trapped in PDFs. Because InQI already captures and retains verified property, code, and project data at the address level, it functions as the agent-ready data layer for AEC — the substrate that lets AI systems perform reliable site analysis, feasibility checks, estimating, and document workflows instead of hallucinating around missing context.

InQI does not build or compete with large language models. It verticalizes existing foundation models for AEC. Foundation models are this era's databases: Salesforce and SAP did not build Oracle or DB2 — they built the vertical value on top. InQI does the same for architecture, engineering, and construction. The platform runs on AWS and is model-agnostic by design, so improvements from every major model provider accrue to InQI's customers directly. The defensible assets are the proprietary AEC datasets, the methods for structuring them, and the company's patent.

InQI was founded by Ali Tehranchi, who worked construction jobs to fund engineering school and wrote the first line of code on AutoStore at NSi/Notable Solutions, a document-capture and workflow platform that twice made the Deloitte Technology Fast 500 and was sold to Nuance Communications in 2014. He later built Bay Scenery, a Silicon Valley design-build firm holding three California contractor licenses, into a business generating more than $10 million in annual revenue. The design and data bottlenecks encountered on real projects there became InQI. Bay Scenery, a related party under common ownership, serves as InQI's original design partner and live production testbed.

InQI is headquartered in Mountain View, California. Its technology is PATENT PENDING (US Application 18/421,921, "Artificial Intelligence Driven Property Design," filed January 24, 2024). InQI took first prize at the AWS AI Pitch Competition in Cupertino, California in July 2026.
