CODiii changes that.

It's an AI-powered compliance platform that connects directly to your existing cloud storage (Google Drive or SharePoint) without requiring file migration. When a project folder is linked, CODiii automatically classifies every document, extracts requirements from source documents, and indexes deliverables as scan targets. No manual entry. No duplicate data.

At the core is the Requirements Register: a structured, searchable index of every requirement extracted from a project's source documents. Each requirement is tagged by compliance type (building code, zoning, client requirements, standards) and linked back to its source. It's the single source of truth for what a project actually has to meet.

From there, teams can run three types of compliance scans.

  1. Conflict Detection finds where two documents actively contradict each other.
  2. Gap Detection surfaces topics present in one document that are missing from another.
  3. Compliance Check verifies design deliverables against a specific compliance type in the Register and returns a per-requirement verdict; compliant, non-compliant, needs review, or not applicable.

Findings are written directly to the Compliance Tracker as structured, assignable issues. Each issue includes the requirement, the evidence from the deliverable, and the scan verdict. Teams can assign issues, set deadlines, add resolution notes, and track status through to close.

CODiii also includes a Research tool available on all tiers. A natural language Q&A interface that lets users ask questions across all indexed project documents simultaneously, with answers sourced entirely from the project's own document set (not the internet).

Most teams are up and running within a single session (typically 10 minutes). You link your project folder, CODiii auto-classifies your documents, you confirm the classifications, and you're ready to run your first scan. There's no complex setup and no need to re-organize your existing files.

Yes. CODiii never stores your files. When you link a project folder, the platform processes your documents and creates embeddings (a numerical representation of the content) which are stored in a private, encrypted AWS bucket. Each firm gets its own isolated environment, and each project within your firm has its own separate bucket. Your original files stay in your Google Drive or SharePoint, untouched, under your existing permissions. CODiii content is never used to train AI models or shared with third parties. Not spatially, but it can read text within drawings. Door schedules, finish schedules, callouts, annotations; if it's text on a sheet, CODiii can process it. What it can't do yet is interpret geometry, dimensions, or spatial relationships shown graphically. We're building from the source of truth first: the requirements that govern every design decision. Building codes, client briefs, zoning bylaws, accessibility standards; these text-based documents are where project obligations are established and where most compliance issues originate. Once that foundation is solid, spatial drawing review is on our roadmap as a natural next layer.
