Company Overview
About Scenario Architecture
Scenario Architecture is a RIBA-chartered architectural practice based at Soho Works in Shoreditch, east London. The studio has a deliberately narrow focus: it works exclusively on residential projects for private homeowners across London, Greater London and the Home Counties. Over more than fifteen years it has developed a distinctive process for translating the way individual clients actually live into bespoke contemporary homes.
The Scenario Process
The practice name reflects its method. Rather than beginning with a style, the team studies the specific scenarios of each client's daily life and lets those patterns drive the design. The aim is a home tailored to how a family lives now and how it will live for many years to come.
Crucially, the studio uses 3D modelling and virtual reality to develop what it calls a high-definition brief. Most homeowners commission a major building project once in their lives and cannot reliably read plans and sections. Letting them walk through a proposal in VR before construction converts an abstract drawing into a space they can judge - which surfaces disagreements early, when changes are still cheap.
Services
Pre-Purchase Services
For clients who have not yet bought a property, the practice offers an initial virtual consultation, a pre-purchase workshop to explore aspirations, a site visit to assess the property in person, and a comprehensive pre-purchase report covering the site's potential and the local planning landscape. Understanding what a property will realistically permit before exchanging contracts can prevent an expensive mistake.
Strategic Architectural Services
Condensed packages working within RIBA Stages 1 to 3 (through planning) or Stages 1 to 4 (through detailed design and tender), offered at a fixed fee based on project scale and complexity. Fixed fees give homeowners cost certainty at the stage they most need it.
Full Architectural Services
The complete service guides clients through RIBA Stages 1 to 6, covering every milestone, overseeing the construction phase and remaining available until the client has moved in. This is charged on a percentage basis tailored to the project.
Planning and Technical Expertise
The practice defines quality architectural design as successfully navigating local planning restrictions, sustainability factors and structural considerations. In London, where conservation areas, permitted development rules and party wall matters constrain most domestic projects, planning fluency is often what determines whether a scheme is buildable at all.
Recognition
Scenario Architecture has been recognised in the RIBA Awards 2018, Don't Move Improve, the World Interiors News Awards, the New London Awards, the Retrofit Awards and multiple Best of Houzz awards, alongside publication on ArchDaily and Archello.
Sustainability
Sustainability is treated as a design parameter from the outset rather than an add-on, covering fabric performance, retrofit of existing housing stock and long-term running costs - increasingly important as UK homeowners face energy efficiency requirements on older properties.
Market Position
The studio occupies a clear niche: high-end private residential work in London, differentiated by an unusually structured client process and early adoption of VR. Specialising rather than diversifying has let it refine that process over fifteen years.
Why AEC Teams Should Know Scenario Architecture
For architects interested in VR-assisted briefing, fixed-fee service structuring or London residential planning, Scenario offers a well-documented model of client-centred practice in the built environment.
