Company Overview
About Lennar
Lennar is one of the largest homebuilders in the United States. Since 1954 the company has helped more than one million American families move into a new home, and it currently builds in more than 49 markets across 21 states.
Its product range spans the full ownership journey: first homes, move-up homes and multigenerational homes designed for extended families. Communities cover urban, suburban, active adult and golf course living, reflecting a strategy of serving many buyer segments rather than specialising in one.
History
The company began in Miami, Florida in 1954 when Gene Fisher and Arnold Rosen formed F&R Builders. Leonard Miller became co-owner and Rosen's partner in 1956. In 1971 the two combined their names to rename the business Lennar, and the company went public the same year, listing on the New York Stock Exchange under the ticker LEN in 1972.
Growth since then has been driven substantially by acquisition. Lennar doubled in size by acquiring U.S. Home in 2000, acquired WCI Communities in 2017, and in 2018 merged with CalAtlantic Homes to create what was then the nation's largest homebuilder.
Product and Design Innovations
Several Lennar initiatives have shaped how volume housing is marketed and specified in the United States:
- Everything's Included, introduced in 1989, bundles thousands of dollars of upgrades into the base price rather than selling them as options, simplifying the buying process and standardising specification across a community.
- NEXT GEN, The Home Within A Home, launched in 2012, provides a self-contained suite with its own entrance, living space and kitchenette within a single-family house, designed for multigenerational households.
- Wi-Fi Certified Home Design, introduced in 2017, was presented as the world's first, with whole-home connectivity designed in and supported at activation.
Family of Companies
Lennar operates well beyond housebuilding. Lennar Multifamily Communities, founded in 2011, develops rental apartment communities nationally. Lennar Urban delivers condominium developments in San Francisco and the northeastern United States. Village Builders and Friendswood Development Company serve the Texas and Houston markets, the latter creating master-planned communities for more than 50 years. CalAtlantic Homes continues as a brand within the group.
Financial and support services include Eagle Home Mortgage, formerly Universal American Mortgage Company and established in 1981; CalAtlantic Title, one of the largest real estate settlement organisations in the country; North American Advantage Insurance Services; and SunStreet, which supplies solar energy systems to new homebuyers without upfront ownership cost. Rialto Capital Management, a private real estate investment manager, was founded in 2007. Lennar International serves overseas buyers of US residential property.
Core Principles
Lennar states three foundational principles: quality, value and integrity. It frames these as a commitment to being an industry innovator focused on build quality, to delivering the best possible home value to each customer, and to doing the right thing for the right reason.
Why Lennar Matters to the AEC Industry
Lennar operates at a scale where its specification choices move markets. When a builder delivering tens of thousands of homes a year standardises a product, a connectivity platform or a solar offering, that decision propagates through the entire residential supply chain. Its vertically integrated model, combining homebuilding with mortgage, title, insurance and solar, is also a useful case study in how volume housebuilders capture value across the whole transaction rather than from construction margin alone. For anyone studying industrialised housing delivery in North America, Lennar is the reference operator.
